Moving house is one of the most stressful life events that we undertake. Find out how Hannah can make it easier for you...
If you are thinking about selling or buying a property you will be aware just how volatile the housing market in the UK currently is. If you are wanting to sell, preparing your property for sale is more important now then ever if you are going to find a buyer.
Want a faster sale and to achieve the highest possible price for your property?
When potential viewers walk into your property for the first time, you want their first words to be, ‘Oh, WOW’. If you achieve a ‘WOW’ you are much closer to receiving an offer than if the first words they utter are, ‘Oh, ok…’. You don’t want your property to be just ‘OK’. It’s about how a home makes someone FEEL when they walk in. You want someone to walk in for a viewing and feel as though they don’t want to leave; like they just want to move in, there and then. You want them to leave excited. How many of us have decided on a property purchase because our hearts have forsaken our heads? There maybe some practical compromises, but the way the property makes us feel very often overrides the niggles in our heads. “Oh, we can live with that… I just LOVE it..”
So how do you achieve a ‘WOW’?
Firstly, getting advice from a professional who knows what buyers respond to and what they are looking for is a great start. Your selling agent will be able to give you some brief feedback on the condition of decor, any repairs they think need doing along with general advice to consider before they begin marketing. During the time between the initial agent visit and actually being ready for the marketing shoot is the time to call in help to get your property ready.
Activities and advice which Hannah helps with:
Depersonalising
Depersonalising a property is always recommended. The beauty about everyone being different is that we all have differing tastes. So when a home is highly personalised it is more difficult for others to imagine themselves living there. Making a home more neutral helps potential buyers who find it hard to see beyond other peoples belongings. You can help them visualise themselves in your home, by depersonalising it and showing them how they can live in it. You don’t need to hide every personal item or photo frame, but like life, it is about finding the right balance.
Decluttering
In order to invoke the right feelings, the environment needs to not be overwhelming. When we have a lot of items out on display everywhere the brain has to work harder to process them all which can feel overwhelming. For instance, have you ever walked into a gift shop which looks like it houses lots of potential purchases? You go in excitedly, but once in there you realise just how much there is on display? The shop is full to the gunnels with gifts. Too many to actually look at? Too many to make a decision about? And then it hits you. A feeling of complete overwhelm and indecision which makes you want to escape? Well, that is the opposite of how you want a potential buyer to feel in your home. You want them to feel like they’ve come home. Relaxed, calm and able to think with clarity. Able to imagine their belongings in there. Able to make decisions and, definitely not feeling overwhelmed and like they want to leave.
Optimising Layouts
Tweaking layouts can really help to make your property feel as spacious as possible.
Sensory Considerations
Attention to natural light and lighting along with maximising any views the property offers can really help. Bringing awareness to and neutralising any potentially off-putting smells, e.g. Pet, cooking, heavy synthetic fragrances etc.
Advice about Repairs & Decorating
Changing any niche paint shades for more neutral tones and advice on areas where touching up to decor is recommended. It is very easy not to see small details when we live with them day in, day out.
Styling
Making the property welcoming and appealing to the majority rather than to a minority.
Outside areas
If you’re moving then you are going to have to tackle the inevitable garage sort out and some point anyway and it is far better to do it before the marketing & viewings than after. Weed and tidy up the garden. Pressure wash patios and weed patios and gravel areas. If you container garden really consider the placement of container plants even if you are taking them with you. The eye can be guided by the placement of objects, both in and outside of the house.
Storage
Advice on storage options should you need to put belongings into temporary storage ahead of marketing photography and viewings.
Hannah offers a fresh pair of non-judgemental eyes to help you get your property looking its best.
